It took a true visionary and more than a little audacity to create a modern urban dwelling in a former factory building. Jochen Reetz of the German architecture firm DIIIP was commissioned to create a total design concept for the 170-square-metre home, located in the Nippes district in Cologne.

In a close collaboration the owner and DIIIP decided to restructure the building, which had previously been divided into smaller units, and create a more open floor plan. The result is a bright, airy home that offers a calm refuge with room for privacy in the heart of the bustling city.

Staying true to the factory building’s original structure and materials, Reetz used industrial features in steel, glass and concrete throughout the flat. Still, he wanted to give the new space a soothing, gentle atmosphere. His vision was to create a home with a timeless, streamlined, minimalist expression.

‘We really liked the idea of using Dinesen for the flooring. Since we had experimented with the kitchen fronts to give them a concretish look, we wanted a warm and inviting floor.
So, on the one hand we wanted to play that loft card, but on the other hand, we wanted our clients to get into their loft and, first thing, want to get out of their shoes and enjoy the wooden floor barefoot.
We always compare Dinesen floors to a German Bauhaus table. With each new scratch, it gets more beautiful and livelier.’
